Address 2257 Kuai Rd, Koloa, HI 96756 TMK 280180310000 SHPD Historic Site Number N/A Abstract Located in a quiet, residential neighborhood in Po‘ipū, the Sakuichi and Chieko Matsumoto residence is a post and pier, single-story, single wall craftsman/bungalow style residence with an attached garage and laundry room. The walls are tongue-and-groove with an exterior girt and lattice apron with a square pattern around the foundation. Other notable features include use of local lava rock on the porch, battered columns, a roof with overhanging eaves with exposed rafter tails, a flowing living-dining room space and use of built-ins such as the hall linen closet and dressing table niche in the front bedroom. Built in 1949, the house is significant under Criterion C as a very good example of the final years of the bungalow style in Hawai‘i and on Kaua‘i. It is one of only two houses on the street to survive Hurricane Iniki in 1992.

4241 Kekuanaoa Lane / Carswell Residence

Address 4241 Kekuanaoa Ln, Princeville, HI 96722 TMK 540090360000 SHPD Historic Site Number N/A Abstract The Carswell Residence is located in Princeville on the North Shore of the Island of Kauaʻi, and was one of the first houses to be constructed in Princeville at the Hanalei resort community. The majority of the house’s original design features and materials are still extant: its linear massing, built into the sloped site, gable roof with open eaves, lava rock chimney, unadorned rough sawn redwood siding, and redwood windows and doors at the exterior, as well as its open floor plan, exposed wood beam ceilings, rough sawn redwood board-and-batten and plaster walls, built-in seating nooks, and lava rock chimney at the interior. Completed in 1972, the single-family house has three levels and was designed by architect Douglas Ackerman. The Carswell Residence is significant under Criterion B for its association with Donn Carswell, project manager and chief engineer of the Princeville community’s initial development in the late 1960s and early 1970s. It is also significant under Criterion C.

Mrs. Mary S. Rice Beach House

Rice beach house at Kipu Kai is significant on the local level under Criterion A (History/Events), for its associations with the use of Kipu Kai as a vacation retreat and also for its associations with Kipu Kai Ranch.  From the time of its construction in 1886 to the present, Mrs. Rice's beach house at Kipu Kai has gained a reputation for being an isolated vacation enclave unto itself.  In addition the ranching operations at Kipu Kai Ranch contributed to the ranching industry of Kauai from the 1920s to 2005, when ranching operations ceased. It is a single-story, single wall, modern style house. It sits on a post and pier foundation and its walls are of 12” redwood, tongue and groove boards. A lattice apron with a square pattern runs around the foundation. The house’s low pitched, shake shingle hip roof has open, overhanging eaves with exposed rafter tails. The Kaua‘i Pineapple Company’s factory superintendent’s house is significant on the local level under criterion C, as a good example of a house built on Kaua‘i in the pre-World War II period in a tropical modern style. The house is also significant at the local level under criterion A for its associations with the history of the Kaua‘i Pineapple Company. The A. S. Wilcox beach house is architecturally significant as a good, surviving example of a late nineteenth-/early twentieth-century house in Hawaii, and its association with Albert Spencer Wilcox. Its rambling design and separation of social, cooking, and sleeping functions into detached rooms connected by a lanai is typical of the period. 4591 Kuawa Road/ Kilauea Plantation Manager’s House

David Larsen is a two-story structure with a ground story of lava rock stone and second floor of wood-frame construction with a wood-shingle exterior. However, the kitchen wing is of a single story. The upstairs is comprised of five bedrooms and three baths, along with the first-floor living and dining room. The exceptional size of the house reflects the entertaining and hospitality to visiting executives that the plantation manager was expected to provide. The house's architecture and association with the Kilauea Plantation make it significant as it was the first stone residence built on the plantation and is the largest and most elaborate building of the remaining stone structures constructed by the plantation. The Kilauea Plantation Manager's House is a good example of the Craftsman bungalow style of architecture in Hawaii and is unusual in its "butterfly plan," which is well adapted to the necessities of climate and the more informal lifestyle found in Hawaii. The house sits on a large ocean-front lot with an expansive lawn and an ironwood hedge. It is architecturally significant as typical of the genre of vacation beach houses erected in Hanalei in the 1920s and 1930s, and also significant for its association with the development of Hanalei as a vacation community during this time. The house is also significant for its association with Douglas Ebner Baldwin, manager of Alexander & Baldwin's Hawaiian Sugar Company from 1928 to 1942. It is elevated 1.5 feet high on wood posts and features a center inset lanai and associated cement pad that was used to dry and thresh rice crops. The structure is architecturally significant as an example of a vernacular style agricultural residence.
